There’s nothing wrong with being trendy. When you’re preparing your home for sale, we’re all about trends. Now, that doesn’t mean break the bank and go all out. And you certainly don’t have to remodel every room in the house. That could be a small fortune. You shouldn’t have to, nor do you need to go into debt to sell your home. The more you can do the better, but definitely choose renovations or a trendy remodel that gives you the most bang for buck.
Tip #1: When preparing for sale, I wouldn’t get too trendy with the big ticket or more permanent items like flooring or kitchen cupboards. I would personally save the trendy stuff for lighting and an easy wall treatment or painting. I recall seeing the ceiling and both side walls of a stairway painted a dark navy/black colour at a showing once. It was absolutely gorgeous and made a tremendous impact.
Tip #2: Do trendy renos that will make your home stand out in photos. Those photos have to be amazing to get a potential buyer to book a showing. It’s 1000% worth it.
What’s happening a lot right now is we’re seeing more homes come on the market that have been lived in for a while. 30, 40 or even 50 years or more. This is because the biggest generation in our population, the baby boomers, are getting older. Some of these owners haven’t done a full renovation job for decades, if at all. We’ve all gone online and viewed properties, even just as a hobby, and seen those listing photos with the green shag carpet, plain wood plant kitchen cabinets, maybe even the appliances are original! That’s happened. I swear some of those older appliances were built to never stop working. Fridges and stoves certainly aren’t made like they used to be.
Have you seen the golden yellow bathroom tub? Not going to lie, I kind of love the 1950’s look of the pink or green square tiles with the black trim tiles. It’s great in my opinion when the dated decor is in fantastic shape! It almost makes you feel bad for smashing it to bits when you renovate. But, tastes change. My current home has a golden yellow bathtub with floral golden yellow tile surround to match. Very 1970’s but it’s in perfect condition. Someday we’ll change it out. When we figure out what we want.
Let’s say you too have dated decor and you’re preparing to sell your home? Do you leave it, renovate or panic because you think no one on earth will purchase your home because you’re supposed to get all trendy? Answer: you do what’s right for you. There are two different prices for a home: The reno price and the price at the state it’s currently in-if it’s not updated.At either price, it will sell if it’s marketed and priced properly. There is no need to panic.
Some people either don’t have the money, the insight or the notion or time to care about spending months and thousands of dollars updating the home. Believe me, there are folks out there who will 100% purchase a home either way. Just don’t expect to get top dollar if it’s dated. Actually, technically you could still get top dollar…for an non updated home. Think of it that way.
